Integral Strategic Real Estate, a Vancouver-based firm, is advancing two rental housing initiatives in Calgary, collaborating with Porte Communities to broaden its development portfolio in the city.

Two projects set for completion by 2028

Under the leadership of founder and managing director Andrew Tong, the firm is undertaking a project comprising nearly 160 rental units at Currie Barracks, alongside another rental development at 121 17th Ave. S.W., located near the BMO Centre. Both initiatives are slated for completion by 2028.

Tong highlighted the strategic selection of these sites due to their proximity to downtown, established amenities, and neighborhoods undergoing significant transformation. With a combined investment of $115 million, these projects will deliver 285 rental residences across over 225,000 square feet of gross buildable area, housed in four- to six-storey wood-frame structures.

Collaboration rooted in long-standing relationship

These Calgary ventures mark the inaugural collaboration between the two firms. Tong emphasized Porte Communities, also headquartered in Vancouver, as an ideal partner, boasting over five decades of expertise in development, construction, leasing, and property management.

Prior to establishing his own firm, Tong served as the chief investment officer at Concert Properties. Presently, his focus lies in asset and portfolio management, primarily catering to high-net-worth families, while also investing in real estate ventures alongside Porte, a longstanding friend of approximately 25 years.

“Calgary continues to stand out as a market where we see significant long-term opportunity,” remarked David Porte, President of Porte Communities, in a press release.

“The city’s ongoing appeal to individuals, businesses, and investors shows the demand for well-designed, strategically located rental housing. Commencing these projects represents a significant milestone in our partnership and a key step in expanding our presence in Calgary.”

Future Expansion Plans and Market Outlook

Tong stated that the main cities in Alberta have a “can-do tone” when it comes to development approvals. He noted that the planning and building departments want to see development and housing. The company views the city as a partner in this endeavor.

“We think both Calgary and Edmonton are superb markets to be in,” he said. “We really like Calgary, but we also like Edmonton.” The assessment prioritizes population growth, job creation, and affordability. Calgary is a cut above other cities across Canada when it comes to this.

Emphasis on infill development

Tong outlined the firm’s focus on infill sites, typically accommodating 100 to 150 units within a 10- to 15-minute radius of downtown. He cited Calgary’s population growth, job creation, and relative affordability as key drivers for sustained investment in the city.

The partnership’s strategy centers on developing within established or transitioning communities. The Currie Barracks site, formerly a military base, offers ample green space, while the 17th Avenue location benefits from proximity to the C-Train line and a historic retail district.

Tong characterized the 17th Avenue area as a corridor of transformation.

Prime location for diverse demographics

Tong highlighted the Currie Barracks site’s appeal to young professionals, families, and downsizers, acknowledging Canada Lands Company’s long-term development efforts since acquiring the land in 1998.
