Cascadia Development has announced a strategic partnership with Fiera Real Estate’s Canadian Built Opportunities Fund to develop a purpose-built rental housing community in North Vancouver, BC. The project, located at 2525 Lonsdale Avenue, will feature 66 rental homes, including both market and affordable units.
The partnership highlights the alignment between Cascadia’s development expertise and Fiera Real Estate’s investment strategy in British Columbia. It also reflects confidence in the North Shore rental housing market and the growing need for high-quality rentals in Metro Vancouver.
“At Cascadia, we believe thoughtful development begins with listening — to the neighbourhood, to the site, and to the long-term needs of the community,” said Farzad Mazarei, CEO & Founder of Cascadia Development. “2525 Lonsdale is an opportunity to deliver purpose-built rental housing that is grounded in quality, permanence, and respect for the evolving character of the Lonsdale corridor.”
The mid-rise development is designed to complement the surrounding neighbourhood while contributing to the long-term rental housing supply in one of Metro Vancouver’s most supply-constrained and desirable communities. Its central location offers residents walkable access to transit, retail, employment centres, schools, and recreation.
Construction is expected to begin in 2027, with completion targeted for 2029. The project is anticipated to support local employment and economic activity by engaging Canadian consultants, contractors, and union trades throughout the construction process.
This partnership combines Cascadia’s local development expertise and long-term commitment to the North Shore with Fiera Real Estate’s institutional investment platform and national experience in urban residential development. Together, they aim to deliver enduring rental housing that supports community resilience, design quality, and long-term value creation.
