Morguard Corp. has completed the structural work on its 431-unit rental project in Mississauga, marking a key milestone for the city’s growing rental housing supply. The development, called Boulevard on the Green, sits on a 3.7-acre site at 725 Village Green Blvd. in the East Mineola neighbourhood, where it will offer a mix of studios, one- and two-bedroom units, and townhouses. The project broke ground in August 2024 and reached its topping-off stage on October 7, with tenant occupancy expected to begin next fall.
Aimed at empty nesters but open to broader demand
Morguard’s senior vice-president of development, Brian Athey, said the project is primarily targeting empty nesters looking to downsize while staying close to family in a predominantly single-family area. “The Mineola area is very much a single-family area with a number of larger homes. We’re expecting that there will be people that want to downsize and stay in the community, close to family and kids and grandkids,” he said.
However, the development also caters to younger families and working couples who may prefer renting over buying a condo. Athey highlighted the appeal of corporate-backed rentals, which offer lease stability—unlike condo investor-owned units, where tenants risk eviction if the owner sells or moves back in. “Being able to rent from a corporation ‘provides what we call security of tenure,’” Athey said. “But with our rental projects, tenants have the right to continue to renew their lease and stay as long as they like.”
Leasing is set to begin in June 2025, with a pre-registration website already live. Morguard estimates it will take 12 to 18 months to fully lease the development, though rental costs have not yet been finalized. The company plans to open a leasing office, complete amenity spaces, and showcase model suites by then.

Wellness-focused amenities and sustainability targets
The project’s name reflects its focus on wellness and green living. Amenities include a fitness facility with state-of-the-art equipment, a quiet room for yoga, pet spas, a games room, screening room, golf simulator room, wine lounge, chef’s kitchen, private dining room, and co-working spaces. Each building will feature a rooftop terrace with barbecues, while outdoor spaces include a greenhouse where tenants can grow their own produce, an outdoor kids play area, a putting area, and a pet run.
Parking is extensive, with 550 underground spots—roughly 1.3 stalls per unit. Tenants can rent additional spaces if needed. The development is pursuing LEED Gold certification, supported by features like heat-recovery ventilation, rainwater capture for irrigation, energy-efficient lighting, and EV-ready parking. Half of the parking stalls are pre-wired for chargers, though the exact number of units remains undecided.
Strategic location and mixed-use connections
The site’s location near Cawthra Road and Atwater Avenue, between the Queen Elizabeth Expressway and Lakeshore Road, offers easy access to the waterfront and Port Credit GO Station. Proximity to transit and major roads is a key selling point for tenants.
Market context and future developments
Athey noted that few new rental projects are currently under construction in Mississauga, making Boulevard on the Green a standout offering. The rental market is “quite strong,” he said, adding that Morguard believes it is a good asset class to invest in. The company does not have any other rental projects under construction but has about a dozen projects in various stages of development across Mississauga, Brampton, Toronto, Ottawa, and Vancouver.
