The Delhi Development Authority (DDA) saw overwhelming interest in its latest housing scheme, with over 2,500 low-income group (LIG) flats in Narela booked within two hours of online bookings opening on October 20. The scheme, part of the Awaas Nivesh Yojana 2026, offered 2,516 flats at a 25% discount, with prices starting at Rs. 14.95 lakh.
Rapid Response to Discounted Flats
Bookings opened at noon on a first-come, first-served basis, and the response was immediate. Applicants were required to pay a booking amount of Rs. 1 lakh for a flat, along with a one-time registration fee of Rs. 2,500. Those already registered on the DDA Awaas Portal did not need to register again.
The flats, located in Narela’s Pockets 3 and 6, are part of Sectors G2 to G6, an area where DDA is developing residential and urban infrastructure. The scheme aims to provide affordable homeownership options in the capital, with prices varying based on location and actual area.
Pricing and Additional Costs
Flats in Pocket 6 were priced at approximately Rs. 14.95 lakh, while those in Pocket 3 were listed at around Rs. 15.01 lakh after the discount. These prices are tentative and may change based on the plinth area of individual flats, which averages 49.90 square metres, including common areas.

Buyers should note that the advertised prices exclude additional costs such as maintenance charges, water connection charges, and applicable conversion charges. These will be collected separately when the demand-cum-allotment letter is issued.
Narela’s Development and Connectivity
Narela’s housing scheme is part of a broader development plan that includes improved connectivity and civic infrastructure. Proposed projects include the Rithala-Narela-Kundli metro corridor, a Regional Rapid Transit System (RRTS) station, and Urban Extension Road corridors. The area is also planned to host educational and sports facilities.
Next Steps for Applicants
Booking a flat is just the first step in the process. Successful applicants must meet the payment conditions and other requirements outlined in the scheme brochure. The authority has set deadlines for payments after the demand-cum-allotment letter is issued.
Additional Costs and Housing Distribution
The advertised prices do not reflect the total cost of ownership. Buyers must account for separate charges, including maintenance, water connection, and conversion fees, which will be detailed in the demand-cum-allotment letter. The 2,516 flats are divided between two pockets in Narela, with specific pricing and areas varying by location.
