Experion Developers plans to invest an additional Rs. 10,000 crore in Indian real estate over the next five to seven years, with a significant portion allocated to land acquisition in the Delhi-NCR region. The expansion is backed by Singapore-based AT Capital Group, which has already committed around Rs. 5,000 crore to the developer since its inception in 2006. The funding will support Experion’s next phase of growth, keeping the National Capital Region as its core market while exploring premium and luxury residential segments.
Land Acquisition Strategy in Gurugram and Noida
Between 60% and 70% of the planned investment will be directed toward land acquisition, with Gurugram and Noida remaining priority markets. Experion has previously expanded its footprint in Noida through land purchases in Sector 151, where it announced a residential project backed by over Rs. 1,000 crore. The company currently has 12 completed projects spanning Gurugram, Noida, Lucknow, and Amritsar, covering approximately 11 million square feet. An additional 13 million square feet are under construction.
The developer has expressed a preference for government land auctions, citing clearer ownership titles and reduced litigation risks. However, the pace of future development will hinge on the availability of suitable plots and timely approvals. Experion’s latest launch, Experion Saatori in Sector 151 along the Noida-Greater Noida Expressway, achieved sales of around Rs. 1,800 crore at launch, with 400 units sold. While this indicates strong demand, a single project launch does not reflect broader market conditions across the NCR.
Diversification into Branded Residences and Senior Living
In addition to its focus on premium housing, Experion is evaluating opportunities in branded residences and senior living developments. Branded residences typically integrate private homes with established design standards and hospitality-driven services. Senior living projects are intended to address the needs of elderly residents through accessible housing, dedicated facilities, and support services. No specific projects under these categories have been confirmed yet.
Exploring Stalled Projects and Tier-Two Markets
The developer is also considering opportunities in select tier-two cities, though Delhi-NCR is expected to remain central to its expansion strategy. Sales bookings rose to Rs. 3,700 crore in FY 2026, up from Rs. 2,200 crore the previous year. Over the past five years, the company has handed over more than 3,000 homes and plots. The full deployment of the Rs. 10,000 crore investment will depend on land availability, project planning, and construction timelines.
